I used to do essentially free consulting with new investors on it but gave it up for some of the same reasons - everyone thinks you can just sit at home and buy good properties across the country that are in great shape. 

Current owner is willing to break even on the purchase price however, in my opinion I think he should consider 5 or 10k less then the purchase price considering the amount of repairs he neglected over the length of ownership.

I also think this is a really important number to know going forward due to calculating holding costs!

I dunno @Mike Francis, this has come up before and I still think that you aren't going to get a ton of traffic from being on there.

My thoughts were that this would be a short-term solution.However, the more I think about it, I’m starting to lean toward a cash-out refinance over 25 years, with a minimum payment structure.

I'm thinking I can use a VA loan to purchase a multifamily in FL and house hack it.

Are there options here we may not be thinking about? 

I am thinking of getting a list of leads and using the owner info to mail postcards or letters to find small multi family.
