I am not going to criticize anyone on what they feel a deal is but by all means if they have a deal they would like to offer message me, I am always looking for a deal that I can purchase with hard money.

@Peter Bardou its absolutely worth the investment but here is the CRITICAL question.

As an investor a 10% return wouldn't compensate me for that kind of risk as I'd be inheriting the problem if it was a bad deal OR only getting a 10% return if its a good deal (i.e. no upside)Not criticizing you - just curious on your response to that issue.

The stress of juggling my day job (in Commercial RE) while building to critical mass would be trying, and essentially "selling" myself and my services for a period of time are the obvious drawbacks.

So that's your true critical path. 

Tax returns are critical to getting loans, and seed money is also important.

We did not agree to liquidated damages for early termination - given the exclusive nature of the community, the extremely high commission cost, high property costs (taxes, HOA, etc) and the fact that it can take anywhere from 3 weeks to multiple months to rent it out (at high carrying costs) - we depend on stable multi year tenancy for the numbers to work out.It’s critical that when the tenants renew, they stay for another full year.
