It can be a difficult conversation but that will provide you with real and transparent advice that people on BP can't really give.

In short, I'll never do it again unless the relationship began as a business relationship that later evolved into a friendship and even then I'd be very selective.In my experience, over time, lines got blurred and our relationship evolved to a point where every conversation mentioned the business in some capacity.

I had always operated in a manner fully compliant with current direction, have clear disclosure, conversations and written defined contracts with buyers detailing exactly what comissions would be and how they'd work out, etc etc. 

Then I would have a conversation with the seller, then move on.  

My two cents- have that conversation; "your son told me he was living with you.

Be prepared for some potential tension during the conversation, and consider that if this situation escalates or becomes contentious, you may need legal representation.
