My big picture goal is to elevate the property to a 4b/3b configuration.  

Generally, I'm looking at about 1,250 sq ft per units but may configure some smaller/larger ones.

Spreadsheet or just a Note file to jot down configuration of the units (purchase date of appliances, model #, paint color and sheen, etc.).Yeah, you could use or pay for some sort of software, but everybody I've talked to ALWAYS finds its a least a bit short. 

I have seen the photos of the exterior and they have a few different looks and each look then has different size/configurations available. 

Also consider insurance placements. 4+ bedroom is a good unit configuration for insurance placements.

My plan once loans and Subdivision are final; is to start laying out the Contractor facilities, deciding on a building type/configuration and then at the same time start running the numbers. 

The way it is currently configured is for one specific use case I am working on which is “what is the best weekly and monthly discount that maximizes revenue?”

There are a few things that may come into play like the view and maybe design, but in general the configurations are very similar.

That's like saying - a lease 'guarantees' that a long-term tenant will pay=-)It's no more nor no less guaranteed than in any other rental configuration...

With the current configuration, once you have clothes on one wall, there isn't much room to 'walk in' and get the ones at the back.
