I have read that FHA allows you to take out a loan as long as the commercial portion of the building is less than 49% of the square footage.

I’ve actually done deals with & been business partners in commercial deals & hes bought a couple properties from me as an agent thus far so trying to figure out the best way forward to make it win win for for everyone 

You should definitely talk with a commercial lender in the area, I'm in Knoxville and built new so I'm happy to connect directly to my bankers.

Tax Liens, Notes, Short Term rentals, single family long term rentals, commercial, mobile homes, oil and gas? 

I know they have regulations but it seems from the government website you can operate in commercial zones (C-2 C-3 C-4 C-5 UGCCC, IX, RF, RV, CX, SH).
