These are snake oil salesmen.

I’m all for Exxon(XOM) if the oil deal isn’t reach, hoping to grab it on sale.

I purchased a used superduty crewcab for about 30¢ per pound that lasted me 5 years and ran on veggie oil (I put 100k miles on it and sold it for about as much as I paid for it) I purchased a car at an auction for $400 and then spent $800 trying to fix it, and $300 to dispose of it. 

The town property card lists the heat as "oil" and "forced air."

I’d keep an eye out because we are about to get hit by weakness from COVID-19 plus an Oil and Gas heavy state as well as an aerospace heavy state.

If you get one that focuses on Oil & Gas or Farming, for example, you could be worse off than you are now. 

If you will not be using a lender, then you may still want an environmental assessment in certain situations: viz. if there are indications of current/past oil-fired heating plants and the possibility of underground storage tanks (USTs) - either active or abandoned.
