In one town where I have a rental, it's a maximum of 3 unrelated persons; in the next closest town, it's a maximum of 2 unrelated persons.

The closest duplex (no tri or quads) is 20 minutes away and the gas/time to commute for work & friends would add a few extra hundred a month (time is money) since i'd be losing at least 40 minutes a day to commuting and i couldn't ride my road bike.

If for some reason I was feeling charitable, I'd make the tenant meet me at the wal mart or home depot closest to my mailing address published on the lease to make a copy of my key that they would pay for.

You can definitely do OOS as a new and military investor, but I always say to do this first:1. make a list of every place you've ever lived or were stationed or went to school2. make a second list of the places where your closest friends and family currently liveTake those two lists and compare those in proximity to markets you are interested in.
