When I inquired a while back, the bank will not allow me to transfer the property in an LLC...I was playing with the free trials of Buidium and Rentec Direct, but the bookkeeping (especially in Rentec) seems pretty lackluster. 

This is a "trial balloon" so to speak.

We probably get less leads now then the first 30 days, but our leads are a lot better quality now after trial and error with different marketing forms.

In the end, we worked with a contractor that survived the initial paperwork trial, and we got lucky.

If this is just a trial to see how the partnership will go and he will be a 100% investment silent partner for future deals then I would take the current deal as he proposed. 

This seems like a common tactic used by some tenants to delay the eviction process by going to trial.

At the end of my 6 month trial of going over the wholesale process with 20+ people asking the same questions everyday, we ended up closing with 3 scouts and each of them immediately requested 50% of all future deals.

We also wait before granting the borrowers a permanent loan modification until either the 13 or 25 months so that if they comply with the trial modification or forbearance agreement then the chances of them defaulting decreases.

She starts a ladies shooting clinic in mid January.

Often times those require a trial period before permanently making the change which is actually a forbearance.
