It adds beautiful curb appeal to our house, shades our living room windows (we are in a hot climate), and adds a lot of charm to the property.I live in a house and am the owner.

I feel bad for mortgage underwriters that have to deny a780 FICO, 10 yrs on the job, 20% Down, and a 48% DTI.And Realtors.But I am in the seller financing business so there is opportunity too with this problematic underwriting climate.

That or else they’re allowing lots of man hours for chasing breaks if you’re in a cold climate.

Personally I have to say I agree 100% that we are not looking at climate change having any effect on investing in RE.

By chance have you got any experience on using mini splits in units since your in my climate?

In fact, since you are in a mild climate a d the properties are small, you might be an ideal candidate for mini split HVAC systems.  

In order of priority for insulating/sealing up a house, the doors and windows are first, roof insulation 2nd, walls 3rd and underfloor (in cold climates) is 4th.

However, you do need to be aware if one of these tenants is unreasonable-- as this kind of unreasonableness is often the sign of some type of disorder.
