I just completed my 2nd door (the top half of my duplex), it’s a one bedroom, with a stand up shower (no bathtub), carpeting only in bedroom, and what I would define as a total bachelor pad.

. $13k in my opinion would constitute tiles, bath tub with surround, new vanity, mirrors, new toilet, paint, trim, and light fixture.

I am a homebuilder in the Houston area and 140$ per square foot would include finishes such as 10 ft ceilings, calacatta waterfall cabinetry, tile in all of the bathroom walls, freestanding master bath tub, waterproof laminate flooring, 8 foot doors everywhere, etc.170$ per square foot and you start getting into the custom luxury home market.200$+ would include large porch areas and patio upgrades, maybe even a pool.

Somebody told me that it's not uncommon that during a flip, especially if it's a mediocre job or contracted out, lots of debris and stuff will get flushed down the toilet or down the drains from sinks or bathtubs, and that can cause a backup quickly for the buyer, especially with old deteriorated cast iron pipes.
