Demographically there is a glut of baby boomers looking to exit therefore a buyers market from everything I have read so far in that space.Check out exit coach radio for a great podcast that might help you evaluate the strategy. 

We have baby-steped ourself from one house to seven in less than 4 years! 

Here is what we put in our move out letter, which may be helpful to build on:Specifically, here's a list of items you should thoroughly clean before vacating:[ ] Floors[ ] sweep/mop laminate floors[ ] vacuum carpets and rugs (shampoo if necessary)[ ] mop kitchen and bathroom floors[ ] Walls, baseboards, ceilings, and built-in shelves[ ] Kitchen cabinets, countertops and sink, stove and oven--inside and out [ ] Refrigerator--clean inside and out, empty it of food[ ] Bathtubs, showers, toilets, and plumbing fixtures[ ] Doors, windows, and window coveringsPlease don't leave anything behind--that includes bags of garbage, clothes, food, newspapers, furniture, appliances, dishes, plants, cleaning supplies, or other items that belong to you.For move in, put all info in the rental agreement.  

The key for us was baby steps and figuring out what worked best for you.

Almost all furniture, clothes, food, dishes were left behind.

In 2014, another great job offer in the media industry helped convince me to relocate to Manhattan NY, but I have quickly grown tired of contributing to someone else's "baby".  

I would label them similar to what Hattie calls them, by my term is "semi-related baby daddies" or "moochers".

I'm 24 yrs old with a beautiful wife and a soon due baby, and I have a day job as an airline pilot.
