That means that either the after repair value assumption is incorrect, or you have $100,000 in repairs do deal with.If you want to flip the home, your exit strategy should be to sell it break-even if you have to, or rent it out if it doesn't move right away.

I suspect that as part of what is considered in doing a full blown appraisal, your overall risk profile and DSR (Debt Service Ratio) will be looked at.You have to be careful about your assumptions and ensure that the stuff you're adding to your portfolio is capable of producing the income where that looks favorable, especially if you don't have other earnings (or much of them).

That is not a rule but it is fairly standard, (though there are ways around it).Assuming 6 months from the time of a cash purchase to refi is a safe assumption. as for your 70k, aren't you considering doing a BRRRR?
