You mentioned that it still meets the 1% rule so you were willing to go $15K above what you thought it would appraise for, and since you mentioned this is your first time, I just want to double check that you are using other analytics than just seeing if it meets the 1% rule.

Since I am an analytic, the numbers always need to work for the deal; however, I have sometimes jumped into a deal with lower projections or a compressed cap rate just because I had the cash sitting there waiting to be deployed.

@Andrew Busby There are a 1,000 solutions out there....we've been using Trans Union My Smart Move for years...noting like a credit and background check straight from the credit rating agency...plus you can pass the cost directly to the tenant...good analytics to review once the screening is complete as well...free to use.
