Agent looking to get involved in Commercial RealEstate.
I’ve been a realtor for a bit over a year part-time and have always wanted to get into commercial, but am just starting to hit my stride the rest of the year has really been prospecting trying to find buyers. This month I have 2 listings 1 set to close early next month the other I‘m having cleaned then staged to list. My 3rd deal for the month my clients are closing on next week. Working on marketing as we speak to keep up momentum and building a 30/60/90 plan but really questioning should I go after commercial and will that allow me a steady or partial salary along with the sales & marketing that is my passion.
I’ve been in corporate buying/planning for about 10+ years and would love to walk away just not ready to do that with a family. Also thinking the commissions I’m going to make in residential probably can’t compare to commercial? Goal TY residential is 30-40k part-time take home commission I should be there or just short that’s on 4deals. Thinking if I went full-time my goal for year 2 would be 100k.
Would appreciate any advice on how that stacks up to commercial financially and difficulty of transition and placement especially in the Philly Area.

Commercial real estate as a broker/agent is a FULL TIME profession. Residential people think 100 pages is a lot on a transaction. Start working on commercial where one deal can have 1,000 + pages to it. You have to love commercial real estate to thrive in it. When looking at real estate do not look at how big a check is look at it if you enjoy that sector and even if you enjoy real estate at all?
I do not know any company that pays a broker/agent to sit around. You eat when you close. You don't close deals you don't eat and that can only last so long. Commercial deals can take longer than residential.
