Does a cost seg or bonus depreciation actually help you in any way? 

I am looking at a property zoned commercial where there is retail space on the bottom floor and an apartment above.   

I've used this strategy in a similiar situation wherein the repairs needed to the property were made part of the agreement and the tenant buyer took possession with repairs needed and fixed the property to livable condition.Also in the scenario I received $5.5K down payment on a 3 year term $1200 per month and P/I cost me $550 and I paid taxes and insurance. 

My two cents would be to wait to put it on the market until a lot closer to it actually being ready, if not once it's ready for move-in. 

It is because maintenance/cap ex is more a function of the property features than the rent.

Imagine you put down 3% on a $400k property. $12k.

I love living in CA, but if you're an investor and like to have your properties in LLCs, it kind of suck. $800 yearly tax for each LLC.

Because the Property Class dictates the Class of the tenant pool that the property will attract.

Property is 4/2, 2000sq ft.
