You do still see significant growth in the gentrifying neighborhoods a few removed from Center City, but a lot of the demand has been sucked out by Millennials choosing to accelerate their move to the suburbs, and Gen Z just getting out of college deciding to boomerang back with their parents for a year or two since they can't enjoy the perks of city life right now anyway.

I wrote down, the bedroom, bathroom and square footage and price of all the rentals in the area.Then I used multi-variate linear regression to predict what the rents would be on a unit that was x bedrooms, y bathrooms and z square footage!

We have a "trendy" old part of town where homes are being updated and lean towards gen z buyers as they are turning 18 and going to college or whatever they do.
