I don't believe your contract can be anonymous because proper identification of the parties is an essential element of the contract.Your idea of "Steve K. or assigns" might solve that, but what do you do when the buyer defaults on the contract? 

Even if this was ok per 1031 rules, the identification rules make this hard since I can only identify up to 2x value or $860K and have to buy 95% of that total value? 

The more sizeable the gain the more challenging and increase risk of rushing to select the wrong property given the 45-day identification rule.
