You know how lawsuit happy people here are so I wouldn't go a day beyond that limit.As far as documentation...the short answer is - you need to provide the tenant an itemized receipt of what you deducted and why.

@Syrica Brown, if you have a tax certificate you must give written notice to vacate to the owner (do not contact the tenants) and then wait 6 months and then you can file an ejectment lawsuit.
