Many have gone like the wind, new ones pop up and will also disappear with the next breeze.Selling crap properties, in crap areas for more than they are worth and then passing on to 3rd party PM that nickel and dimes to death.It's a shame but it's been the same cycle since I started in 2012 and even longer that I remember.I feel sorry for such investors that commit so these providers but I feel even sorrier for those that try DIY BRRR from out of state.Asset classes are variable and "Potato" "Potato" lolFor example, I can almost but guarantee that my B class in Toledo for $90,000 for example is D class in Cinci.Lived in Middletown and owned a few rentals in Cinci so know the market decently.It also comes down to how someone was born and bread.I had investors come from Cali and laugh at me and my "B class" properties.They said it's Z class.Even tho my entire team lives in the area and so did I for 10+ years.No silver spoon in my mouth growing up and I wouldn't sacrifice my families safety in a so called "Z class" area.But we are all different, right?

All that being said, it takes time, and isn't guaranteed to get you anything better than you can get from the groups that start showing up as sponsored listings on google, paid FB and IG ads, etc.

But the more I learn about corporate credit and D&B and CAPEX scores, the more it seems that having an LLC is worth just for the benefits of building access to increasing capital over time through corporate credit and "true" business credit.Re: regular business credit cards, as you mentioned, I'm using Fund&Grow at the moment to get as many as I can (but those cards have my personal guarantee attached to them).

This year, I'll make closer to $175,000 thanks to some opportunities for overtime, but they're not consistent or guaranteed so I don't want to consider that as regular income.I am very fortunate to have an excellent pension that will allow me to retire as early as 39 years old ($58k/yr) with it growing exponentially every year ($400k/yr at age 65 - which I do not intend to work until).

In an age where any and all data is $$$, how does your company guarantee that all my work, time and energy driving around and cataloging all these distressed properties, won't be wrapped up and later sold as "Leads" to other investors or companies to sell?

Scenario 1 = It looks like you have $950,000 cash to pay off the mortgage balance off.You are getting $70,000 additional cash-flow$70,000 / $950,000 = 7.3% which is not bad considering this is just cash-flow and you likely get an additional 4% appreciation bringing your total return to around 11%The thing to consider is that you would then lose the mortgage interest deduction.Without that deduction, it may put you into taxable income territory.You may want to consider seller financing some of the properties and see if you can get 8% to 10% interest.it would guarantee you a return and still get you nice interest over a period of time.As I get older, I want my investments to be more 'simpler'
