You should never put it under contract unless you have the funds to buy if your buyer back out but here in Dallas wholesalers will put a ton of clauses in their contract, so they can screw the seller if anything goes south.Joe Gore

You might be able to convince the buyer by letting the buyer choose the title/escrow companies, and then the title company still might ask the seller of record to come in, and sign which you should not have a problem with that.Joe Gore
