And finally things like upgrading the windows, doing very detailed decoration work, having a very lush, high-maintenance yard, etc., is not only going to most likely do nothing for your value overall, it's going to use up a lot of money in your budget unnecessarily.

Fyi, i found some that looks like old grey wood at floor, decor and more for $1.34 sq ft on close out, bought all they had approximately 2000 sq ft., which works out for the 3 unit i just bought with approximately 600 sq ft per unit.
