I am sure though same holds true when they inherit a MF or office complex or shopping center.. the thing with the deals I was involved in there was no debt on the land grandparnets parents owned it for decades.So like the last one i bought for 7.3 million ( for my latest housing development)  5 kids there was no tax planning and no 1031 they just each grabbed the cash.. others that have inherited the land then sold.. same thing cashed out and who knows what they bought but for sure they did not want to continue to own the RE they wanted to get their hands on the cash as quick as humanly possible.AS I am thinking about this I did buy from someone who did a charitable remainder trust I had never heard of that before.

And told her she must keep her bike either in her unit or somewhere else.She comes back telling me that she has been doing it for 20 years and she has a herniated disk so she can't carry the bike up the stairs.I expressed that she still has to move it and it inconveniences the whole complex

@Roberto R.This type of deal is more complex but if you start as a hard money lender and understand the business you will look to get more creative and can do things participation agreements, Dutch loans for fix and flips and other ways to beef your returns.What you also will notice on sites like this the Dons and jay’s of the world will share how it can be done but are never pushing a product, a course, a group etc.
