It doesn't get any better than that.I tell myself this all the time, and then I look at how much money we've managed to salt away in the last ten years legally doing it, and not working particularly hard at it, and just following a few simple rules like treating tenants in a buy-and-hold operation with simple dignities, keeping up our end of our contracts, differentiating our product...Jeff, show me anything else that's legal and pays off like a by-the-book mom and pop C-class buy-and-hold operation in a Rust Belt town like the 'Burgh, and I'll show you a gold mine in the ghetto.

We were told that the previous tech exposed our new furnace (less than 2-year-old) and there could be rusting in the heater exchanger, which would cause the furnace to fail as well in the near future.

I would minimize the mount of money I put down on the property and use that money (that was originally intended for the down payment) to rehab the house.Looks like you're in the rust belt like me so there should be plenty of houses that need rehabbed and can be purchased for 65%-75% of the ARV.

Plumber who fixed the leak says very possible the leak happened prior to the inspection, based on the condition of the floor and the rust on the pipe.Trying to figure out what next steps should be.
