I get that but to me there are other things you can take calculated risks on.. this property is now right across the street from the Graton casino hotel built next door up zoned etc..

You want to get as close into the big casinos as you can without actually getting some of the slum stuff that is right there (or get a whole block of the slum and fix it up).

They just put in a new casino which could make it easier to find tenants because of all the new jobs but I would definitely be carful of what part of Springfield you invest in.

Hi Walter,Asking a more specific question might give you a better answer.Such as high end rentals, market rate rentals, section-8 rentals, etc…As well as specifying a property class.For instance if you ask what’s a good Casino to stay at, I like staying at the Wynn, but others might like staying at the Budget Suites.Just asking what’s a good casino to stay at in Las Vegas without any other specifics, will get you a whole range of answers.Good Luck!

Having a judge or jury decide the case is considered something like going to the casino from what I've been told by attorneys.That is the risk to the landlord in having a bad PM that does people wrong.

If it was an enormous deal, say a 1B ARV property (the value of a casino in Las Vegas) I could offer say 1m as an option to move it in a month.If I was really good, I wouldn't even need to use an option to tie it up especially if I had a very motivated seller.Same principles as a small deal.
