Fees should be clearly stated in writing, easy to understand, and justifiable.

IF you did disclose that, in writing.

The income they use is a 2 year average and you cannot write off a ton of deductions.

I couldn't do that recently any time I had a buyer, constantly dropping everything to scramble, show and write in case they present early (which they did frequently, even if they promised they'd honor a deadline). 

However, we’re unsure of the implications, especially when it comes to writing off our W-2 income through business expenses.

I can get 10% down, cash flow, get the tax write offs and still control the property (refinance) to deal with any due on sale call.

I’d then write “No longer at this address” in pen on the front of the envelope, and take another pic of the envelope at that point.
