It is a lovely place, and I see why you might not want pets to wreck it, but alot of folks love their cats or dogs, especially if they don't have children yet.

Even if your $30k worth of repairs will go toward major components like a roof or foundation repair, you'll still want to stash away money every month for CapEx, so that sudden, major expenses don't wreck your cash flow.
