If you want title company specifically dealing with wholesale properties, I would recommend Fidelity National Title West Loop, Tiffny Scott - Investor Division. 

I work with out of state investors here on the Mississippi gulf coast and we are still finding cash flowing deals even with these higher interest rates!

@Rodney West, sounds like you have your answer, and I agree that first step is to understand IF you are even able to.  

As for Florida I would say I am finding success in Flagler County Palm Coast and I have a few under management in St Augustine and Daytona Beach that the owners are doing well with.

If I remember correctly, East Coast Tax Auction LLC and Red Rock Capital were two of the high volume bidders.

In FL, one of the more popular courses comes from Gold Coast Schools.

I own all of my investment properties here and work with a lot of out-of-state investors in both the east and west coast that love investing here for the turnkey and BRRRR opportunities that we have here.

The main hurdle that many of our borrowers face are the income aspect of it, especially expensive markets like the West coast.

I will still go and hope the weather man screwed up some. and in the mountains of the west you know how changeable the weather can be.. :)  If there was a motel/hotel there I would have booked that with the cancellation policy  and probably post poned this trip a week.
