The foundation situation was super layered.  

The wear layer is 6mil, not 12mil or 20mil as the higher quality ones are.

Setting expectations with contractors is vital, or any working relationship.

Between the floor boards and LVP layer we're talking about integrating a sound proof underlayment...I've been checking out QuietWalk, Cork and some of the other options online. 

In addition, syndication necessarily puts layers of management / overhead in-between you and the maximum profits you could make with your money.  

@Brian Garlington Good Point, there's so many applicants right now, but adding this layer is concerning: Looks like the CFPB is putting the liability for all the fragmented information out there on the credit bureaus, so appfolio is just hiding from the problem.

The parge coat is like icing on a cake, a thin cosmetic layer of concrete used to cover the exterior of the foundation mostly to protect exposure to the rebar.

And with me being from out of town, her guidance throughout the process was absolutely vital.

What is it constructed from   I assume its something like (2) layers GWB on metal channel on joists or trusses at 16" on center w/ 3/4" floor sheathing and 1" gypcrete and insulation. 

Roof pitch 12/12-New shingles and edge metal $9k (plus replacing plywood where needed)-exterior painting $6k (definitely will be replacing some cedar boards here, but not clear on how many, maybe 10-15) -rebuild four stair walk up on porch $1.5k-carpet tear out and LVT (4.5mm clic, 12mil wear layer) throughout $15k-replace 40ft of cedar fence $5kLet’s assume that there are few to no surprises and the work quoted is the only work necessary.Let me know if I’m missing any info that would help.
