When these homes get listed, we get photos and the 'dream of owning your own vacation home' So we have to start with price & location..if those both meet the criteria, then we hone in on weather we want one that has not been taken care of and likely not generating enough income to cover expenses or one that is fully themed and likely will continue to do well if all else stays the same.

I know this statement isn't regarding Maryland, but in Florida, the landlord must deliver written notice of intent to claim monies from the deposit by certified mail to the tenant's last known address within 30 days from the vacate date upon termination of the lease.

Reece,without full financials i cant advise much, but i'd be leary if the deal doesn't pencil at least ok while the current rents are in place. reason being is you'll still have your expenses (PITI+mgmt+repairs etc) until the units can vacate, no rent remodel, lease up again. with that much repair it feels like you have a LOT of DD before diving in.
