Zoning is your biggest hurdle, by no means is it an easy or guaranteed process, also even in Seattle your rents for a 2 bedroom might be a bit much unless it is very close to the city center.

That is certainly an achievable hurdle rate.Honestly, if it were me, I would likely hold onto the condo for a lot of the reasons you mention, but I could see a case being made if you were really looking to potentially start your multifamily business.Happy to talk further and even give you an opinion on price if you are really considering selling.

I have studied many types of Equity structures in a syndication scenario with various types of preferred returns, equity hurdles, and more, however I have not been able to find anything about how a sponsor can buyout the equity limited partner in a long term hold scenario.

I have stopped answering phone calls and resorted only to written communication (for my records) but have noticed a pattern of very emotional and aggressive behavior from this tenant (as well as extremely unreasonable expectations about what the timeline is to have something fixed).
