Second way is make calls to multiple contractors and set a time and date to meet at the site so you could walk the job with them and inform them as what you're looking for. by doing so they know that they are bidding up against other contractors so they will make they're proposal to you real tight and fare, and those that are completely out of the ballpark have no intention on doing the job.Note, make sure that they are handling all the permitting and the inspections as well as informing you of when they are being called and they give you a time line sheet. time line sheets can be tweaked to your time not theirs.

(If you do that, I've found it's often helpful to highlight or group together, key assumptions you might want to tweak, such as assumed rents, or assumed interest rates, etc.
