Am I just being impatient?

I don't think anything is 100% recession proof but I will say that in the 30 years I've lived in this area nothing seems to stop that juggernaut; I barely even go to anything in S/PF/G anymore because the traffic and crowds are ridiculous.  

Also, the town/area this is in, is in deep South Texas, very close to the Mexican border, you can get to Mexico in about 25-30 minutes depending on traffic.

Every single online news article is biased and solely to drive consumer traffic.

Hopefully you have a large front yard and long driveway so that your not too close to the traffic if someone has small kids.

For my local groups, I see a lot of off market deals posted on those sites and they get a lot of traffic.

Would you flip a house that fronts a road that isn't MAJOR, but has a decent amount of thru traffic??

Third, the lender, which is hard money, has asked me to comment on a police report with incidents (all traffic related and mostly speeding), going back about fifteen years.
