I was thinking if I make the rooms nice and bright with recessed lights maybe I could advertise the rooms as possible home office, fitness room, man cave, your own movie theater, crafts room etc.

When the neighborhood calls HOA to complain, the tenant is already gone.Because of this, HOA leaders probably lobbied to get the laws in place. 

I couldn't imagine paying that much but then I wasn't a Theater Major back then either lol!

The homes that are getting $50k have it all, guest house, pool, tennis court, movie theater, and waterfront/views.

Stay in the lobby and make connections, there are many folks out there who KP on deals.

I have keyless entry on my units, but the lobby door still requires a key.

There are several student housing complexes that offer low rents, movie theater, pool, BBQ area, and more, but they also have terrible management, and parties constantly. 

However, there has been a lot of pushback regarding the proposed legislation - the public is overwhelmingly against it and AirBnB and Expedia are also lobbying heavily against it.
