Another reason why you'll need a script or lead sheet is because you'll need to keep the record of the leads you just qualified, you'll have to do a series of analytics to determine whether or not the deal is worth the effort or if it's a dead end.

Don't worry about the seller - as long as YOU are impartial and analytical, you'll be alright, turnkey or not.
