I'm familiar with standard lease agreements but cant help but feel like I'll be leaving something out that pertains to students.

Some items to be aware of include, but not limited to:  zoning in County may conflict with the City, utilities that belong to the City infrastructure may require that you annex the property prior to rezoning or other entitlement, County development standards may be different or less stringent than City standards which would cause the development to be non-compliant when annexed.I would echo the same as Bryant Brislin, you will definitely want to connect with someone that can navigate this process for you. 

There are 2 options for this: standard, and rain refresh.

Or it could be a standard lease-option and we can use it right away.

Have you noticed stricter lending rules for cash-out refinances this year? How has that changed what you were planning to do?

I can only speak from my experience in college but landlords in Madison, WI primarily did year long standard leases (not rent by the room) and it was up to the students to find subletters if they wanted. 

You can set your auto-approve vs. needs-reviews standards, as well as instructions on who to call for what.

Which are a point or more higher than your standard residential rates.
