ARV: Be conservative on your ARV since the appraisal concerns one person’s opinion.Timeline: Whatever a contractor says, add 4-8 weeks and budget for those holding costs. 

Weekly might be a bit much.

on 1/2 bedrooms its over 2 weeks. 

@Adam Czachor I’m having this problem for the past two weeks now and I don’t know why.

I suspect I (my lawyer) would have gotten this rectified in a week or 2.I am glad this seems to be getting resolved but this was via a fortuitous connection made via this post.  

From my experience (being on the DNC list and getting dozens of telemarketing calls a week) the main strategy is to ignore it and call everyone anyway. 

I successfully run 1 STR and have a 2nd that an inherited PM handles.I have Vrbo and Airbnb they will sync with each other with no external software.I set pricing easily by using the built in tools that Vrbo provides.Automated messages are built into both platforms.Vrbo keeps my calendar slammed, but I take direct bookings as needed, simple to do.I have no additional 3rd party fees to very sucessfuly run and manage my property needing only a a few minutes per week.

They probably got the Golden Visa where you only have to spend 500k on real estate to qualify and you get citizenship in addition you only have to spend 2 weeks a year in country. 

The last rental we filled this month was vacant for about 2 weeks, then filled at a higher rnet than the previous renter at that location by 18%.
