I've tried it and been screwed with it more than once.Bathrooms get semigloss light blue, kitchens get this semigloss light orange/salmon color that we like, living areas get a light gray that doesn't fade easily.Over time, you see the white oil paint, anywhere it's in the dark and not exposed to sunlight , with yellow and darken.

I like to use data, coming from an engineering background, and I see the data and trends over history, this can be used as a guide only to help with investment decisions (it’s not a guarantee but another tool to use). 

I have an employee that helps with leasing and assigning work orders and I have a list of contractors that I work with but I can see the value in having the "clout" or volume to give some of these contractors to get better pricing or hire someone full-time. 

Not asking you to dog on your listing, but I'm interested, because I do see the middle-of-the-road homes -- clean, but not updated, nothing special -- sitting for longer and the nicer ones with a little something extra going quickly.

The second you bring in another person to see the property, you are doing real estate broker business without a license.

Furthermore, please see the attached report from the City of _______ which reflects the inspection you requested revealed no defects in the property whatsoever.

Over the next week I was visited on 3 separate occasions by families who paid someone on Craigslist $100 for an application and were here to see the house or actually two of them thought they could move in that day! 

My spouse doesn’t love having a tenant and sharing walls with someone but can see the benefits.
