OP would likely be ~$1500/month negative on current property as a rental when including maintenance/cap ex, vacancy, PM, misc.

I would make sure you are flushing the unit at least once a year for maintenance.

The wife was the partner and the husband was going to serve as property manager/maintenance guy.

I would recommend you make sure the company you guys choose for PM track all the maintenance costs that you guys spend money on 

And then I was able to do the deferred maintenance later on after tenants had paid the rent for a few years. 

We have a handful of properties in TN and MS, mostly older homes and maintenance is starting to dig into our profits.
