However, It would be an error to think of our situation as No Risk, because by having a tenant on our property there are multiple exposure point (or potentialities).

if it is not 4 and 2 a phycial inspection would have ascertained this.. this is much more a scribner error on the listing agreement that was put into MLS .. most likely  happens a bunchy

@Kyle Krason, when I was a rookie investor, this happen to me in a duplex that I owned. 

So that you CAN achieve as much as that one dude who had to endure grueling periods of trial and error and pain with 1/10th the pain and effort. 

Hi All,Kind of a rookie question but wanted to make sure I'm going about things the right way and starting good practices.

You don't have to "work for a broker" but you do need a broker to hang your license with, train you (taking and passing the test does little to train you in the actual application of being a successful agent), and provide errors and omissions insurance.

I'm a BP rookie as well and have learned so much thus far.

As @Jay Hinrichs stated, the timber situation may have me in over my head as a rookie investor but it's never too early to have a few alternate strategies in my back pocket as my proficiency increases :) @Matt Katsaris, thanks for the heads up.
