I underestimated the roof cost and the pool repair.

There will be other large ticket issues that pop up as well as big things that will eventually need replaced like the roof, furnace, plumbing issues, etc.If you have enough properties for enough time the below or worse will eventually happen and repeat itself.

The roof can last another year or so but then will cost about $20k to replace.

I accepted an offer after a week on market for $105k, but it fell out of escrow because the seller wanted the roof replaced.

Our backgrounds include owning and operating properties under Choice, Hilton, Sonesta, and Red Roof Inn brands.This will be the second Marriott-branded hotel in Smithfield, with the other being an older Fairfield Inn.

I recently put a roof on one of them as well. 

It was built in 1973, is in fantastic shape but dated, has a 4 year old roof, is in a good part of town, 1,100 square feet upstairs as well as down and both apartments are 2 bed 1 bath.  

It's nerve-racking, but a rush if you can get it done and help the homeowner avoid losing their home at auction.

It's a duplex, one side he is setting up for STR and duplex needed work, such as new roof, siding, etc.
