Metro Phoenix rides the bubble a bit, so gauging appreciation rates can be tricky.

But it appears they are caught up in the hype and assuming the "hot" market will ride them high.

And If I am learning anything by watching people like @Jay Hinrichs, and @Ryland Taniguchi - They take what one person thinks is absolute, and change it, morph it, until there is way to make it work for them.

The state regulations will over ride lease agreements in some cases.

Ride it out for as long as it takes to sell without a loss.

In Denver, those that are priced out of the urban core can still live the urban lifestyle (no car and walk or ride public transport) but live where rents and homes are cheaper.

The ride thus far has been exciting and extremely bumpy!

Either way, it is a useful thing to have as a Real Estate Investor ... being labeled a speculator doesn't hurt and you can just tuck your head in if you need to to ride out the downturn, though those are the best times to seek out additional shells :)

I think it is riding on the coat tails of I35 growth.
