Rents don't move in a linear fashion with values but they will track direction-ally together; so, cash flow increases over time with an appreciation strategy.You can extract value/equity out of a property with a refinance...a sale or exchange is not required.The appreciation strategy is either long-term and you ride the cycles or you have to pivot at your planned exit value.

The valuable part is the skill and network needed to find and execute a deal - find someone who has that and then ride the wave with them.Or, do it yourself.

I don't do them but if I was going to , I would make sure the numbers work on a normal rental basis first and then ride the air bnb train for as long as the market allows full well knowing the B plan works too.

Don't worry about how young you look.Just yesterday (Monday), I just got a ride along with an 80+ yr husband and wife who gave me a tour of all their "residential" properties in the Montrose area of Houston (we briefly discussed the commercial properties they're selling too).

We have the option to keep it and ride the appreciation wave a bit more or sell it outright and take the equity we have and invest it elsewhere.
