They are much more complex and they are not straight forward on 1031 out of a syndication and also in.Using 1031 money for a syndicated deal requires a TIC and often times needs restructuring of the Org Chart, requires the person(s) to be on the loan, and also sponsors will want a larger investment for this.

Many of the investments and acquisitions were made just before Hurricane Irma, which then created a trickle down effect on all of the Properties and forced that entity to have to liquidate, restructure & renegotiate all of the Agreements with my Clients including some large investments on my part.
