How do I get max use out of refrigerators, garbage disposals, dishwasher, and anything else you can think of?

I was hoping some of you could give me some feedback on it.The house is a single family home in a private community, 0.32 acres, 2 bedrooms, 1 bath, 1100 sq ft, full un-finished basement, new refrigerator, new oven, new hot water heater, recently renovated large bathroom. 

If you don’t like to gamble buy the 5 year extended warranty for $100 ($20 year is another $2/mo, now you need to charge $4/mo extra to provide washer/dryer.)I’ve had more problems with refrigerators than laundry but I certainly wouldn’t try to rent out a home with out a fridge.
