Something like holes in walls and doors would come to mind.But, the carpets - toast, if there are hardwood floors they are going to need refinishing, vinyl - toast and guarantee after 10 years, it's ugly too.On the rent front, if he has a lease you can't increase the rent until the next renewal.

I will try to give you as detailed information as I am able at this point.The price is not solid yet, but the realtor seems to think 45k is a strong offer.Loan length is 30 years with no prepayment penalty at 4.5%No repairs are currently NEEDED to rent the unit, but I plan on personally painting and refinishing the hardwood floors.

the eviction process is a bit problematic for these squatters....... first we have the beavers who keep building a dam to flood some of the parking, next the squirrel who though he would have a showing while the floor guy was refinishing the floor- I have a great mental image of this guy chasing the squirrel around the half done house.

Al,We've done a couple of these - you've already heard my rant on insulating attics in old buildings ;) Whether you try to make it a separate unit or just adding a loft to an existing unit, you will need an egress window and, most likely, a fire escape or ladder.If you have the fortune to be refinishing an attic space when the roof needs re-done - and the numbers work - you could entertain adding a dormer.
