I get more joy than I should watching the FAANG stocks fall.There is such an amazing amount of alt left anti free speech fascism coming from big tech that something needs to pop the ego. 

 My boyfriend and I just closed on our condo and are now looking to purchase property purely as investments.

For pure investments (20-25% down or more) I would stick to strict criteria.

Out of pure curiosity, is this something a realtor is even allowed to do in your experience?

Robert Kiyosaki said that people who were buying on pure appreciation and taking large negative cash flow were just gambling.  

Plus you’ll actually see some deals too that aren’t based purely on appreciation.

At some point you'll want to move on and duplexes can be very hard to make work as pure investment properties.

First and foremost this was a purely hypothetical analysis, with that in mind:- I've not tried to get any actual loan through any lender, I more or less took a stab at what it would be like to invest at a negotiated lower price so I could understand the impact of margin and what it looks like in the calculator.

I have my county tax delinquent list and it's easily over 20k before I screen the numbers.I know these things can vary based sheer luck and pure persistence so I thought I would ask to poll the audience.
