That comes when you've started looking at properties you could actually buy and you start over analyzing because you're afraid to pull the trigger.I experienced this in a different fashion when we bought a property and we were gutting our first kitchen and I didn't want to pull the trigger because I was a little afraid of just ripping everything out and what would actually happen.

And I'm not that keen on the numbers.The land flipping profits have pulled back too although I think there are ways to still make that work with just not as high of margins as there were previously.And thankfully the cabin building in tennessee, while the market has pulled back some, is still going well and I'm very happy with my numbers. 

I pulled out and said no.

As someone who just pulled the trigger a few months ago I decided to go with turnkey to mitigate my risk.

I don't remember what strings were pulled but our issue was resolved working with the alderman.

Here in AZ, you can generally piece together those subcontractors at pretty cheap rates, so unless you need an acutal GC for permits being pulled, etc...

Any advice from seasoned investors would be appreciated on pulling the trigger on the first investment property.  

I've been doing 80%s for the last 4 years, including COVID pull-back times.

I want to be able to pull money as needed for other projects and put it back without having to undergo underwriting every time I need capital like I would with HM.

We haven’t pulled out any equity but plan to as interest rates start to go down.
