"Fall in love with people, not with houses".Did your agent do a "cash out analysis" to show how much winds up in your pocket after the sale expenses?

😳This is caused by a combination of buyers not being able to afford to buy with interest rates back up above 7%, and seller’s not wanting to budge on their sale price...a standoff.My guess is 2025 will likely be just like 2024 and 2023 if rates stay above 6%....

In the “old” days, people would have the seller pay the lender so as to not “alert” the lender that a property sale had taken place, so that the lender def wouldn’t trigger the so called “due on sale” that’s a part of almost every mortgage or deed of trust document.  

I am aware of Crexi, Bizbuysell, and Loopnet and reach out when I see something for sale on those sites.

They are either a combination of a Maintenance/Tenant Management business or Accounting/Real Estate sales/Tenant management service. 

There's lots of properties for sale in the Smoky mountains so you may also have a larger selection of options to purchase as well.

Either way it would be a grey area, selling a house with a different amount of units/bedroom/bathroom seems extreme though. its an auction site, I have seen auction sites miss the fact there was additional lots in a sale.

In addition, I am considering changing my furnaces/boilers to have plug-in cords instead of being hard wired so that if there is a power outage in winter that I could power that heating system with a portable power station.

This is why this method is so powerful.  

We can pay what we need to, but putting 1/3 the sale cost of the house into a foundation repair doesn’t seem like a good option unless there’s absolutely no alternative.
