Hey Kweli,My best piece of advice is for you to follow a path in real estate that suits your talents/qualities:Wholesaling - Sales & MarketingAgent - Incredible people skills / networkingFix and flipper - Great eye for design, construction, budgeting Buy and Hold - Patient, budgeting, you currently enjoy what you do for a livingETC.Overtime many then venture into different categories (I know I have)  but I would suggest you start with the one that suits you most.

Be patient for the right deal.  

(I'm patient and will need an extension anyway due to my K-1s) I have been trying to find a new CPA for my 2021 taxes and so far the only ones who have real estate specialties that I have been able to get a hold of are those who assist active investors who structure the deals as a GP or RE investing is their main source of income.

Holding onto it for a bit longer, with tenants that appear to be quite patient which is a virtue, might not be a bad idea either. 

Be patient and wait for a deal, does not have to be best deal but some kind of a deal.Your first house does not have to be a home run.

I guess we will have to be patient and see if appraisal goes up after rehab or not?

Luckily my tenant had another place to live and was patient enough to stick around.

Last year, I called several lawyers to only be told "be patient because there is nothing we can do".

Wish I would have been more patient and shopped around with different investors.
