Being that you are a full time nurse with a baby on the way (Congrats by the way) time will not be on your side.

One AZ is great - used them many times. 

If there is no initial agreed-upon amount, determining a fair compensation becomes more time-consuming, leading to further losses.

Here's a list of things to track:- Formal lease application- Formal signed and executed lease specific to your state- Payment history (I recommend using online rent collection like Apartments.com, RentRedi, etc)- Maintenance requests and receipts- Accounting for all rental-related expenses (repairs, utilities, etc) The more you treat it like a business, the more helpful you are to your CPA come tax time. 

In some jurisdictions, you are liable for 3 times the value of the property if you lose.

Otherwise it’s time for a big/serious talk about making such a HUGE and basic mistake. 

The good ones always seem over time to move on or disappear.
